The National Disability Insurance Scheme (NDIS) is a government funding programme for individuals (aka NDIS participants) who have a permanent and significant disability that impacts their daily living.

The NDIS supports over 500,000 Australians to access services and support for their disability and the Australian government is increasing its annual budgets to provide more funding to participants. One of the support the NDIS offers to NDIS participants is specialist disability accommodation (SDA).

SDAs are for participants with high support needs who require modifications to their home so as to ensure that they have choice and dignity in their living situation. A SDA can be any housing type which may include features like handrails, improved way-finding or ramps.

NDIS property investment

There are 4 main building classifications for a SDA dwelling:

  1. Improved liveability: Incorporating a reasonable level of physical access and enhanced provision for participants with with sensory, intellectual or cognitive impairment.
  2. Fully accessible: Incorporating a high level of physical access for participants with significant physical impairment.
  3. Robust: Incorporating high level of physical access that is resilient. Reduces likelihood of reactive maintenance and reduces risk to participants and the community.
  4. High physical support: incorporating high level of physical access for participants with significant physical impairment requiring very high levels of support.

The scheme will be covered for 20 years as long as the SDA property construction continues to meet the NDIA’s compliance and maintenance requirements.

SDA payments can only be made to an SDA provider, so as an investor the payments are paid in 2 components:

  • The SDA subsidy is paid directly from the NDIA (the Federal Government) to the SDA provider on behalf of the investor. These payments will continue for a period of up to 20 years.
  • The Reasonable Rent Contribution (RRC) is the smaller component paid directly from the tenant and collected by SDA provider on behalf of the investor.

We highly recommend to build a SDA property from scratch. Reason for that is because existing SDA properties may lack certain functions and can be more costly to install newer features that can aid the participants.
